Local Experience Makes the Difference
Saint Paul is more than Minnesota’s capital city. It is a collection of distinctive neighborhoods, historic homes, tree-lined streets, local businesses, parks and gathering places—each with its own personality.
I’m Shawn Hartmann, founder of the Hartmann Team at RE/MAX Results. I grew up in Saint Paul and spent much of my childhood in the Como Park, Hamline-Midway and Macalester-Groveland neighborhoods.
Since becoming a full-time Realtor in 2005, my team and I have helped more than 1,800 clients buy and sell homes, representing over $500 million in closed sales. Based on verified MLS production, the Hartmann Team consistently ranks among the top-performing real estate teams throughout Saint Paul and Roseville.
That lifelong connection gives me a practical understanding of Saint Paul’s neighborhoods, older housing stock and the factors that influence value from one neighborhood—and sometimes one block—to the next.

Why People Choose Saint Paul
Saint Paul offers a distinctive combination of historic architecture, established neighborhoods, urban amenities and access to parks and the Mississippi River.
The city maintains more than 180 parks, 26 recreation centers and approximately 120 miles of trails. Popular destinations include Como Regional Park, Hidden Falls, Crosby Farm, Harriet Island and the Mississippi River Gorge.
Downtown Saint Paul offers restaurants, museums, entertainment and professional hockey at Grand Casino Arena, formerly known as Xcel Energy Center and home of the Minnesota Wild.
Beyond downtown, commercial districts along Grand Avenue, Selby Avenue, West Seventh, Cleveland Avenue and Ford Parkway give different parts of Saint Paul their own neighborhood character.
Helpful Saint Paul Resources
Explore Saint Paul Neighborhoods
There is no single Saint Paul housing market. The city includes many individual neighborhoods with different architecture, settings, price ranges and buyer expectations.
Buyers can find Victorian homes, Craftsman bungalows, Tudor-style properties, classic ramblers, Cape Cods, traditional two-story homes, duplexes, condominiums, historic estates and newer construction.
Como Park
Como Park is one of the areas I know most personally. I grew up in the neighborhood and have represented buyers and sellers throughout the area for many years.
The neighborhood offers established residential streets, Como Lake, trails, the Como Park Zoo and Conservatory and a wide variety of homes. Location within Como Park matters because proximity to the park, lake, railroad, major roads and surrounding land uses can affect value and buyer interest.
Macalester-Groveland
Macalester-Groveland is known for classic architecture, tree-lined streets, neighborhood businesses and a convenient location between downtown Saint Paul and Minneapolis.
Housing includes Craftsman homes, Tudors, Colonials, bungalows and duplexes. Buyers often pay close attention to kitchen and bathroom updates, garage space, foundations, sewer lines and the quality of previous remodeling.
Highland Park
Highland Park combines established residential streets, neighborhood shopping, Mississippi River access and newer development around Highland Bridge.
Buyers will find ramblers, Cape Cods, Tudors, two-story homes, condominiums, townhomes and newer construction. Values can vary substantially based on location, condition, lot, garage space and proximity to the river, Highland Village or major roads.
Crocus Hill and Summit Hill
Crocus Hill and Summit Hill feature some of Saint Paul’s most recognizable architecture, including Victorian homes, historic estates, brick properties, rowhouses, condominiums and classic early twentieth-century homes.
Historic character can be a significant advantage, but buyers and sellers should also understand the potential costs associated with older electrical systems, plumbing, masonry, windows, roofs and foundations.
St. Anthony Park
St. Anthony Park offers an established neighborhood setting near the University of Minnesota and the border between Saint Paul and Minneapolis. Its housing ranges from smaller early twentieth-century homes to distinctive architect-designed properties.
West Seventh and Downtown Saint Paul
West Seventh combines historic homes, local businesses, restaurants and convenient access to downtown and the Mississippi River. Housing includes older single-family homes, duplexes, condominiums and newer development.
Downtown Saint Paul offers condominiums and lofts near entertainment, transit, restaurants and the riverfront. Buyers considering a condominium should carefully review the association’s finances, insurance, rules, assessments and maintenance history.
Buying a Home in Saint Paul
Buying in Saint Paul involves more than finding the right number of bedrooms. The city’s older and varied housing stock means that two homes with similar square footage can have meaningful differences in construction, condition, maintenance and long-term value.
When evaluating a Saint Paul home, we help buyers consider:
- Neighborhood and block-level comparable sales
- Roof, windows and mechanical systems
- Electrical service and wiring
- Plumbing and sewer-line condition
- Foundation condition and basement moisture
- Grading and drainage
- Stucco, brick, siding and exterior maintenance
- Quality and permitting of previous improvements
- Garage space, alleys and off-street parking
- Road exposure and surrounding land uses
- Truth-in-Sale of Housing disclosures
- Future maintenance and resale considerations
You’ll receive honest advice about the strengths and potential concerns of each property. Our goal is not to convince you to buy every home you see. It is to help you understand the property and make a confident decision when the right opportunity appears.

Selling a Home in Saint Paul
Selling successfully begins with understanding where your home fits within its specific Saint Paul neighborhood—and presenting it in a way that earns attention from today’s buyers.
Two homes with similar square footage may attract very different responses based on their block, architecture, condition, layout, updates, lot, garage space and presentation. A citywide average or automated valuation cannot reliably account for all those differences.
Before recommending a price, I walk through your home, listen to your goals, study the relevant competition and explain which preparation steps are most likely to matter.
Sometimes meaningful preparation creates a strong return. Sometimes a few small changes make the difference. Occasionally, the smartest advice is to leave something alone and save your money. You’ll understand every option and remain in control of every important decision.
Saint Paul Truth-in-Sale of Housing
Saint Paul requires a valid Truth-in-Sale of Housing evaluation before most single-family homes, duplexes, condominiums and townhomes can be marketed for sale.
The evaluation provides buyers with information about the visible condition of the property, but it is not a substitute for a buyer’s independent home inspection.
I help sellers understand the report, determine whether any items should be addressed before listing and incorporate the evaluation into the overall preparation and marketing plan.
Premium Marketing Is Our Standard—not an Upgrade
Every Hartmann Team listing receives a professional marketing plan designed to make the home stand out where buyers are actually searching. We invest heavily in preparation, presentation, technology and online exposure because a buyer’s first impression usually happens online before a showing is scheduled.
Depending on the property, our listing-marketing package includes:
- A room-by-room preparation and visual consultation
- Professional photography and detailed image editing
- Accurate floor plans that help buyers understand the layout
- An immersive Matterport 3D tour
- Aerial photography and drone video when appropriate
- Compelling property descriptions highlighting the home’s strongest features
- Homes.com Boost exposure and digital retargeting
- Enhanced visibility across major real estate websites
- Targeted social-media and direct-to-consumer advertising
- Zillow Showcase or enhanced Zillow exposure when available
- Ongoing review of views, showings, feedback and competing inventory
Massive Online Exposure Where Buyers Are Looking
Hartmann Team listings regularly generate substantial online exposure, with many receiving tens of thousands of views across Homes.com and other major real estate platforms.
Homes.com Boost helps position our listings in front of active buyers and continues promoting the property to interested consumers through digital retargeting. That exposure is paired with professional photography, floor plans, 3D tours, aerial media and careful property positioning.
Online views alone do not sell a home, but exceptional presentation and broad visibility create more opportunities to generate showings, offers and stronger results.

Experienced Guidance From Preparation Through Closing
Great marketing works best when it is supported by thoughtful preparation, informed pricing and experienced negotiation. Once your home is listed, I closely monitor online views, showing activity, buyer feedback and changes in the competing inventory.
When an offer arrives, I help you evaluate more than the price. Financing, contingencies, inspections, closing dates and the likelihood of reaching closing all matter.
I’ll explain the complete picture, make clear recommendations and negotiate firmly while you remain in control of the final decision.
You’ll work directly with me from our first conversation through closing, supported by an intentionally small team of experienced specialists focused on preparing, presenting and protecting your sale.

Saint Paul Real Estate Experience You Can Verify
My Saint Paul experience is not based on an automated neighborhood description. I grew up here and have spent more than two decades helping people buy and sell homes throughout the city.
Our Saint Paul sales have included starter homes, historic properties, move-up homes, condominiums, duplexes, estate properties and distinctive homes throughout Como Park, Macalester-Groveland, Highland Park, Crocus Hill, St. Anthony Park and surrounding neighborhoods.
That experience helps us identify the features buyers are likely to value, anticipate common concerns with older Saint Paul homes and position each property against its actual competition.

Frequently Asked Questions About Saint Paul Real Estate
What types of homes are available in Saint Paul?
Saint Paul offers Victorian homes, Craftsman bungalows, Tudor-style properties, ramblers, Cape Cods, traditional two-story homes, duplexes, condominiums, historic estates and newer construction. Housing styles and price ranges can change considerably between neighborhoods.
What should buyers inspect in an older Saint Paul home?
Buyers commonly evaluate the sewer line, foundation, basement moisture, grading, roof, electrical system, plumbing, windows, exterior materials and mechanical equipment. The appropriate inspections depend on the specific home, and additional specialists may be recommended.
What is a Saint Paul Truth-in-Sale of Housing report?
A Truth-in-Sale of Housing report provides information about the visible condition of a Saint Paul property at the time of its evaluation. Most single-family homes, duplexes, condominiums and townhomes must have a valid evaluation before being marketed for sale. It does not replace a buyer’s independent inspection.
How much is my Saint Paul home worth?
Your home’s value depends on more than its square footage and bedroom count. Neighborhood, block, architecture, condition, layout, improvements, lot, garage space and current competition can all affect its market position.
A personal walkthrough and analysis of relevant comparable sales will generally provide better guidance than an automated estimate.
Should I update my Saint Paul home before selling?
Not necessarily. Some improvements can strengthen presentation and increase buyer interest, while others may not return their cost. Before beginning major work, it is smart to identify which changes are most likely to influence buyers in your price range and neighborhood.
